One Underpass, 7,000 Units, and a Metro Window: Sadahalli's Proof Calendar

Sadahalli is the only cluster in the tracked dataset whose two defining catalysts both have construction crews on them tonight. The Doddajala and Chikkajala stations are under trackwork against a June 2027 service window. The Sadahalli underpass (the last traffic signal on the 22-kilometre Hebbal-to-airport run) is being built between 11 PM and 5 AM under a 15-month police permission that started July 1, 2026.

That makes this the corridor's most falsifiable cluster. Nothing here rests on a press release; everything rests on whether two visible construction sites finish roughly when they say they will, and on whether the roughly 7,000 units priced against them get absorbed while everyone watches.

Eighteen months from now, Sadahalli will have either proven its thesis in public or missed it in public. Here is exactly what to watch.

What's already banked

The five-year price arc (210 percent, ₹4,200 to ₹13,000) is the market's down payment on the thesis. The STRR's date-confirmed segment upgraded the ring-road story from concept to calendar. And the buyer base is no longer speculative: Sattva City's February 2026 launch moved real bookings at real prices, which is how a corridor discovers its clearing price. The question was never demand at launch. It is absorption at scale.

Watch: the underpass, by headlight

The ₹35 crore, 700-metre, six-lane underpass runs on NHAI's working target of April 2027, inside a night-work permission window that stretches to late 2027. This is the most auditable piece of infrastructure in north Bangalore: drive the corridor after 11 PM and count the crews. Barricade movement, service-road pours, the first deck segments: each is a data point no press office can embellish.

When the signal goes, the last stop-and-go between Hebbal and the terminal goes with it, and 'signal-free airport corridor' converts from marketing phrase to measured commute. For a cluster selling access, this is the cheaper, nearer, and more certain of its two catalysts. Watch it accordingly.

Watch: the June 2027 window, and the wave beneath it

The airport-side metro leg was reaffirmed for June 2027 at the June 2026 ministerial review (the low end of the earlier range) with the first driverless trainset already received and trial runs pending trackwork. The honest tell through this window is trial-run commencement: trials by early 2027 keep June credible; no trials by then and the opening drifts toward the August window the desk already carries.

Beneath the window sits the wave: Sattva City's 3,460 units delivering toward 2032, Lodha's 2,000 on 70 acres, Nikoo Gardenia, Embassy Springs Verde, Century Seraya. Watch quarterly absorption against ANAROCK's corridor prints. Q2 2026 had Bengaluru sales up just 1 percent against launches up 41. Sadahalli is the corridor's stress case for that gap: the cluster where supply and catalyst are racing each other in the open.

The calendar at a glance

Nightly, now: underpass crews between 11 PM and 5 AM: the corridor's most auditable build, on NHAI's April 2027 working target inside a window running to late 2027. Across 2026-27: Prestige's Forum 13° North and its 185-key W Hotel open in phases on Sadahalli Main Road itself: the corridor's first large-format mall, and this cluster's own address, not a borrowed one. Early 2027: metro trial runs must begin for June to stay credible. April 2027: the last signal on the Hebbal–airport run scheduled to go. June 2027: Doddajala and Chikkajala open in the reaffirmed service window, with August as the desk's carried fallback. Quarterly throughout: absorption prints against the 7,000-unit book: the only entry on this calendar with no completion date.

That last entry is the one to respect. Infrastructure calendars end; supply calendars just roll forward, one possession letter at a time, into 2032.

The risk column

Project-specific first, because it is unusual for this series: Lodha Sadahalli's K-RERA registration published against a Karnataka Real Estate Appellate Tribunal directive involving G Corp, Lodha's Karnataka subsidiary: a governance overhang the desk tracks explicitly. Verify the RERA record's currency before any booking; the workbook carries the number, and the number is only as good as its latest entry.

Cluster-wide: a metro slip past mid-2027 is the central risk, and the same corridor's city-side leg has already shown an eighteen-month reset is possible in a single meeting. The April 2026 toll hike (₹120 a crossing at the Sadahalli plaza) taxes every city-bound trip until the metro absorbs it. And the 2 percent registration fee plus 7.5 percent total transaction cost stiffens the resale market exactly where 7,000 future sellers will someday need it loose.

What you'll know by August 2027

By next August, the underpass will be open or visibly late; trains will be running to Doddajala or trials will still be pending; and six quarters of absorption data will have printed against the supply wave. All three landing well is the corridor's best bull case converting on schedule, and today's ₹13,000 will have been the last price before the catalysts became facts.

Two misses, and Sadahalli enters 2028 as a construction corridor with inventory: still fundamentally sound, still airport-anchored, but repricing its patience. The cluster made its schedule public. Hold it to it.
