It is the least photogenic watchlist in this series and, per rupee invested at ₹11,000 a square foot, possibly the most consequential.
The cluster's thesis has never been a date; it is an accumulation. Boeing, Collins, Foxconn's precision facility, SAP's rising campus, NTT's data-centre park: each arrival makes the next more probable. The watch items below are the ones that decide whether the accumulation keeps compounding through 2027.
Three of them involve no concrete at all. Watch them anyway. In this cluster, paperwork is the leading indicator.
What's already banked
The payroll is the evidence: Boeing's 5,500 engineers at BIETC, Collins' ₹880 crore CIOC, Foxconn's precision engineering plant inside the KIADB Hi-Tech Park. The STRR's 80-kilometre Dobbaspet–Doddaballapur–Devanahalli–Hoskote arc has been tolled and running past the belt since March 2024: operational orbit access most corridors are still waiting for. The school run leans on the education belt one corridor west, on IVC Road (Stonehill and Harrow) a genuine amenity, correctly located in the neighbouring cluster. And the Devanahalli Special Investment Region: 3,117.9 acres, notified February 2026, single-window clearance: took the belt's institutional risk down a full grade in one gazette entry. A 175 percent five-year price arc says the market has been paying attention, just not front-running.

Watch (Q1 2027): the hangar doors open, or don't
The KIA MRO hub's Air India leg (already slipped once, from 2026, on high-grade steel sourcing for the hangar roof) is guided to January-March 2027, with IndiGo's following in 2028. Roughly 1,200 Phase 1 jobs ride on it, but the real cargo is credibility: this is the belt's first slipped date attempting to land on its second try.
Watch for steel deliveries and roof completion through late 2026, then commissioning notices. On time, and the belt's execution reputation strengthens exactly where it was dented. A second slip would be the single worst signal this cluster can produce in the window, not for the jobs, but for what it says about every other date on the corridor's letterhead.

Watch: the land market says the quiet part
AstraZeneca's 64-acre north-corridor site is trading at roughly ₹3,400 crore (north of ₹50 crore an acre) with Sattva, RMZ, and Aurobindo shortlisted. When the winner and the final number print, north Bangalore gets its cleanest institutional land benchmark in years, and Bagalur's ₹11,000-a-foot residential pricing gets re-derived from it by every underwriter on the corridor.
Two slower files run alongside: the Jangamakote Deep Tech Park's 3,000 acres (watch for allotment announcements: over 1,000 acres already voluntarily committed), and Welspun's Proxima Plus logistics cluster breaking ground on its 56 Devanahalli acres. Neither will cut a ribbon in this window. Both will file paperwork, and the paperwork is the point.

The calendar at a glance
Late 2026: hangar-roof steel and completion notices at the MRO site: the visible precondition for the Q1 date. Any week now: the AstraZeneca land print, ₹50-plus crore an acre, the corridor's new institutional benchmark. January to March 2027: Air India MRO commissioning, the belt's slipped date on its second try. Through 2027: SAP campus construction toward 15,000 seats, Jangamakote allotment announcements, Welspun's Proxima Plus ground-breaking, and the SIR's first single-window approvals at pace, or not.
One deliberate omission: no metro entry. The Bagalur confidence signal stays off this calendar until it produces steel, which is the desk's standing rule for pencilled dates. When it earns its line, that upgrade will itself be the story.

The risk column
The structural one: this cluster has no committed metro station. The Bagalur corridor-confidence signal is pencilled at late 2027 and beyond, and pencil is the correct medium. Every year the belt grows without rail, the eventual case strengthens, but a buyer today should underwrite zero rail, full stop, and treat anything better as found money.
The cyclical ones: the corridor's 37,103-unit RERA supply wave includes Bagalur's own 2,796 tracked units, with Puravankara's Northern Lights alone at 2,600: one project is most of this cluster's pipeline, which concentrates absorption risk unusually tightly. The April 2026 toll hike raised the commute's daily arithmetic. And the registration fee at 2 percent taxes the ₹1.4 crore entry tier that this cluster's volume depends on. None of these break the thesis; all of them slow the compounding the thesis runs on.

What you'll know by late 2027
By then the MRO will have opened on its second try or slipped on it; the AstraZeneca number will have printed; SAP's campus will be visibly nearer its 15,000 seats; and the SIR will have either produced its first single-window approvals at pace or revealed itself as letterhead. Score it honestly: three of four, and Bagalur's ₹11,000 is the corridor's best remaining discount, buyable in size. Fewer, and the cluster stays what it is today (a compounding payroll with patient pricing) which was never a bad thing to own. It just means the paperwork corridor keeps filing, and you keep waiting for the year the market decides to read it.
