The cluster's active project set is small and premium-skewed. Embassy Sky Terraces and Century Jakkur sit on the Bellary Road spine within five kilometres of the future Hebbal metro interchange. The corridor's office demand spine is Manyata Tech Park (45,000 plus seat-count GCC anchor), the L and T Tech Park, and Embassy Manyata's incoming Phase 2A 1 million sqft expansion at Nagawara.

What buyers should distinguish carefully: the Hebbal premium is partially priced in already. INR 18,000 psf reflects the fact that the metro and the office demand are not new news.
