The Academic Year Is a Harder Deadline Than Any Builder's

The Academic Year Is a Harder Deadline Than Any Builder's

Most property deadlines are soft. You wanted to move in spring, it slipped to autumn, you adjusted. The academic year is not like that. A child starts in June or they do not start, and a family that arrives in October spends a year commuting across the city to the old school.

Which makes you the only buyer in this series with a genuinely immovable date, buying in a market where dates are the least reliable thing on the page.

Across the 114 tracked projects, possession is scheduled as follows: 12 projects in 2026, 15 in 2027, then a thin 7 in 2028 and 5 in 2029, before 14 in 2030 and 21 in 2031. Six publish no date at all.

Who this is

Two working parents, one or two children already in school, relocating within the city or into it. The budget is usually healthy and almost never the binding constraint. Time is.

You are also the buyer most exposed to a particular trap: the project that will be ready, nearly, around the time you need it. Nearly is worth nothing to you. A building handed over in September is, for your purposes, a building handed over the following June.

THE DELIVERY CALENDAR: Twenty-seven projects before the wall.

What the calendar says

Twenty-seven tracked projects target possession in 2026 or 2027, and they are spread across every one of the eight clusters: five in Hebbal–Jakkur, five in Devanahalli, four in Sadahalli, three each in Yelahanka, Shettigere and Hennur–Thanisandra, two each in IVC and Bagalur.

That is a genuinely workable shortlist and it is far better than the corridor's headline suggests, because the much-discussed 2030 and 2031 wave is irrelevant to you. Thirty-five projects completing five years out is somebody else's problem.

Then the thin years. Seven projects in 2028 and five in 2029. If your deadline falls there, the corridor is close to empty and you should widen to ready-to-move stock instead of waiting.

WHAT IS DELIVERABLE: All eight clusters, if your date is 2026 or 2027.

The constraint that actually filters

A date you can enforce, which is not the same as a date you were given.

The brochure date is a marketing estimate. The declared completion date on the K-RERA record is a commitment lodged with a regulator, and where the two differ the second is the one with consequences attached. Ask for both and compare them in front of the person who gave you the first.

Then discount by the builder. Across the 27 projects in your window, builder TrueScore runs from 64.9 to 84.3, and the delay index across the full set runs 28 to 54. Two projects with the same stated date from builders at opposite ends of that range are not carrying the same date.

THE DISCOUNT YOU APPLY: The same month, from two builders, is not the same date.

What survives the filter

The honest shortlist for a June deadline is ready-to-move stock plus the small number of 2026 completions from strong-record builders, and nothing else.

Thirty-nine projects are already finished. Among the recent ones: Century Wintersun and Prestige Dew Drops at Yelahanka, both 2026. L&T Raintree Boulevard at Hebbal, 410 homes, 2026. Tata Swaram at Shettigere, 182 homes, 2026. Nikoo Homes IV at Hennur, 716 homes, 2026.

Finished stock also solves a problem specific to you that nobody mentions: you can see the actual school run before you commit. You can drive it at eight fifteen on a Tuesday in term time, which is the only test that matters and is impossible on a construction site.

There is a scheduling trap here too. New stock at the compact end is allotted in pre-launch windows that follow the builder's calendar, not yours, and our phase sheet shows those windows closing in two and three days. A June deadline cannot be planned around a release date nobody publishes in advance. Which pushes you, again, toward stock that already exists: a completed building can be seen, measured, offered on and occupied against a date you choose, and that is worth more to you than a launch discount.

READY FOR A JUNE START: Finished stock, plus the strongest 2026 completions.

The year you cannot get back

There is a version of this that families on this corridor live through regularly. Possession slips from March to August. The academic year has started. The children stay at the old school, so somebody drives ninety minutes a day across the city, and the new home is occupied in the evenings by a family too tired to enjoy it.

It resolves the following June and in the meantime it costs a year of everybody's patience. The slip was three months. The consequence was twelve.

That asymmetry is the single reason this buyer should pay a premium for certainty that would be irrational for anybody else in this series.

THE ASYMMETRY: A three-month slip costs a full year.

What to refuse

Refuse any project whose declared completion date falls inside the six months before your deadline. A March handover for a June start is not a margin, it is a coin toss, and the downside is a full year.

Refuse the six projects with no published possession date. For every other buyer in this series that is a flag. For you it is a disqualification.

And refuse to let the school decision follow the house decision. The catchment is the constraint, the home is the variable, and families on this corridor consistently do it the other way round and then spend five years driving.

WHAT TO DECIDE FIRST: The catchment is the constraint. The home is the variable.
