If You Work at the Airport, Every Score on This Site Is Measuring the Wrong Thing

If You Work at the Airport, Every Score on This Site Is Measuring the Wrong Thing

This desk publishes a Location Intelligence score for 113 projects, broken into transport, work commute, social infrastructure and lifestyle. Hebbal–Jakkur tops all four. It is also nearest on all six point-of-interest categories we track: education, healthcare, tech, metro, retail and transport.

One cluster sweeping ten measures is not a coincidence and it is not a conspiracy. It means those ten measures are mostly one measure wearing different names, and that measure is distance to the city.

Which is useful information if you are going to the city. If your badge opens a door at Kempegowda, the KIADB Aerospace Park, Foxconn's Doddagollahalli campus or the Airport City business park, then every number on that list is scoring a journey you do not make.

Who this is

You are one of a group that has grown very fast and is still treated by the market as an edge case. Boeing runs 5,500 engineers at its India Engineering and Technology Centre. SAP Labs is building toward 15,000 seats. Collins Aerospace committed 2,000 jobs, Foxconn's campus reaches 30,000 at build-out, the maintenance hub adds about 1,200 in its first phase, and BIAL's Airport City is putting two million square feet of business park into construction with the cluster's own metro station beside it.

Add the airport's own payroll and the handling, cargo, hospitality and logistics employment around it, and the corridor now contains a working population large enough to be a town. Most of them are still commuting outward to live, because the published guidance keeps telling them the good addresses are twenty kilometres south.

LOCATION INTELLIGENCE: One cluster tops all four axes.

What the ranking says, and why it misleads you

Our own numbers, stated plainly. Location Intelligence cluster means, out of ten: Hebbal–Jakkur 7.8 overall, then Shettigere 6.5, Hennur–Thanisandra 6.3, Yelahanka 6.0, KIADB–Bagalur and Sadahalli 5.3, Devanahalli 4.9, Chaprakallu–IVC 4.7.

Median distance to the nearest hospital runs from 2.0 km at Hebbal to 11.2 km at IVC. To the nearest tech cluster, 2.1 km at Hebbal to 7.9 km at Devanahalli. To the nearest metro, 2.8 km to 11.6 km.

Every one of those is measuring your distance from the old centre of gravity. If your office is at the terminal, the correct reading of a 4.7 at IVC or a 4.9 at Devanahalli is not that the location is poor. It is that the index has no column for the only commute you care about.

WHAT THE INDEX PRICES: It scores a journey you do not make.

The constraint that actually filters

Yours is the simplest in this series: minutes to your own gate, measured at the hour you travel. Not to Manyata, not to the Outer Ring Road, and not weighted by how close the nearest mall is.

Applied honestly it inverts the published order. Shettigere, which sits on the airport-side metro leg and scores 7.6 on transport, is genuinely strong for you and the index happens to agree. Sadahalli, Bagalur and Devanahalli are strong for you and the index disagrees, because it is scoring a direction you drive away from. And Hebbal–Jakkur, the cluster that wins everything, hands you a twenty-two kilometre northbound run each morning against the traffic that made it valuable.

EMPLOYMENT GEOGRAPHY: The payroll is north. The scores point south.

What survives the filter

Cheapest entry by cluster, which matters because this filter puts you where the money goes furthest: Devanahalli from ₹0.38 crore, Yelahanka ₹0.42, Shettigere ₹0.48, IVC and Sadahalli ₹0.65, Hennur ₹0.67, Bagalur ₹0.75 and Hebbal ₹0.78.

So the clusters your commute recommends are also, with the exception of Shettigere's metro premium, the clusters where a given budget buys the most. That is not a coincidence either. You are being paid to live in the direction the index marks down.

If you want finished stock, the corridor has it: Devanahalli carries nine ready-to-move projects, Bagalur three, Shettigere two, IVC four. Godrej Royale Woods delivered 1,678 homes at Devanahalli in 2024; Godrej Aqua delivered 540 at Bagalur the same year.

The practical catch at this end of the ladder is that the cheap stock nearest the payroll is the most contested stock on the corridor. Our phase sheet records sub-₹9,000 launches clearing in two and three days, which is an allotment being confirmed rather than a sale being made. If you want new stock near work at this price, you are joining an expression-of-interest book months before the price is public. If you will not do that, the ready and resale market is your market, and it is a better one than it sounds: 39 finished buildings, visible stock, a negotiable price.

WHAT YOUR BUDGET REACHES: Price and score only loosely agree.

The eight-fifteen that goes the other way

There is a specific pleasure in a reverse commute and nobody writes about it, because the people who write about Bengaluru traffic are all going the other way.

At eight fifteen on the Bellary Road the southbound carriageway is doing what it always does. The northbound one, past the Sadahalli plaza toward the trumpet, is moving. The same asymmetry that makes Hebbal expensive makes your journey short, and it is the single largest quality-of-life variable in this city that no index on this site currently captures.

That will change. Until it does, read our scores as what they are: an excellent guide to a question you are not asking.

THE EIGHT-FIFTEEN: Same road, opposite directions.

What to refuse

Refuse any recommendation, including ours, that ranks clusters for you without naming which commute it priced. A single composite number cannot serve a buyer going to Manyata and a buyer going to a hangar.

Refuse the premium for metro proximity if your gate is not on the line. The airport-side leg serves Shettigere, Sadahalli and Bagalur Cross, and is worth paying for if you will use it. Paying a city-metro premium while driving north daily is the most common unforced error available to you.

And refuse the assumption that you must choose between a short commute and a good address. On this corridor, for you, those are currently the same choice, and the index saying otherwise is the index being honest about a journey that belongs to somebody else.

WHAT ARRIVES NEXT: The payroll is still being hired.
