Thirty-Nine Buildings You Can Move Into, and the Cluster That Has None

Almost everything written about north Bengaluru, including most of what this desk has published, is about property that does not exist yet. Launches, phases, metro dates, possession in 2031. It is an entire literature about the future tense.

If your lease ends in March, none of it is addressed to you.

The tracked dataset contains 39 ready-to-move projects. They are unevenly distributed in a way that should change how you read every marketing message you are about to receive.

Who this is

A lease ending, a relocation with a start date, a sale that has already completed, or a family situation that has changed. The common feature is that waiting is not one of your options, and you are therefore immune to roughly ninety percent of what the corridor is selling.

You are also, quietly, in the strongest negotiating position of any buyer in this series, because you are buying a finished product from a seller who has already spent the money.

WHAT IS ACTUALLY FINISHED: Eleven in Yelahanka. None in Sadahalli.

Where the finished stock actually is

Ready-to-move projects by cluster: Yelahanka 11, Devanahalli 9, Hennur–Thanisandra 6, Hebbal–Jakkur 4, Chaprakallu–IVC 4, KIADB–Bagalur 3, Shettigere 2.

And Sadahalli, zero.

Read that last line against the volume of marketing Sadahalli generates. The cluster with 9,029 units of selling pipeline, two metro stations under trackwork and the corridor's most auditable infrastructure story has not one building you can move into. Everything there is a promise with a 2030 or 2031 date on it. For you it does not exist.

WHEN THE STOCK WAS FINISHED: Thirty-three buildings completed since 2018.

The constraint that actually filters

An occupancy certificate and a date you can test by standing in the room.

That is a much simpler filter than any other buyer in this series applies, and it collapses a 114-project corridor to 39 candidates in one step. Everything about launch pricing, phase ladders, EOI queues and possession risk falls away, because the building is built.

What replaces it is a different set of questions, and they are ones no sales gallery is organised to answer: how old is it, how is it being maintained, what is the corpus position, who actually lives there now, and why is this unit available in a building that is already occupied.

TWO PRODUCTS, NOT TWO PRICES: A 2031 possession is not a discount.

What survives the filter

Recent completions carry the least ageing risk and the most choice. From the tracked set: L&T Raintree Boulevard, Hebbal–Jakkur, 410 homes, 2026. Nikoo Homes IV, Hennur, 716 homes, 2026. Tata Swaram, Shettigere, 182 homes, 2026. Century Wintersun and Prestige Dew Drops, both Yelahanka, both 2026.

Slightly older and larger: Purva Atmosphere at Hennur, 939 homes, 2025. Brigade Oasis at Devanahalli, 987 homes, 2025. Godrej Royale Woods at Devanahalli, 1,678 homes, 2024. Godrej Aqua at Bagalur, 540 homes, 2024.

Yelahanka's eleven and Devanahalli's nine between them are half the finished stock on the corridor, which means your search is mostly going to happen in two clusters whether or not that was your plan.

Worth saying plainly, because it reframes a tier most buyers treat as a consolation prize: the finished market is the only part of this corridor that is genuinely open to you. New compact stock is largely allotted before launch, with our phase sheet recording releases that cleared in two and three days, and a buyer who needs keys cannot enter that queue at all. The 39 ready buildings are not where you settle for being late. They are the one market where your money, your timing and your questions all work.

THE SEARCH MAP: Half the finished stock sits in two clusters.

The building that is already a neighbourhood

There is an advantage here that buyers of unbuilt property never get, and it is worth more than the discount they are chasing.

You can visit on a weekday evening and see whether the lifts work, whether the generator runs, whether the clubhouse is maintained or merely built, and whether the car park has space at nine at night. You can talk to a resident who has no commission riding on the answer. You can see the water pressure.

Every one of those is a question the off-plan buyer will not have answered until 2031, and by then it is not a question, it is a situation.

THE WEEKDAY EVENING VISIT: Questions an off-plan buyer answers in 2031.

What to refuse

Refuse a unit without a clear occupancy certificate position. In finished stock this replaces RERA as your central document, and a building occupied without one is a problem you inherit.

Refuse to be moved off the ready-to-move shortlist. You will be shown a launch, it will be cheaper per square foot, and the person showing it earns more on it. The correct answer is that a 2031 possession is not a lower price for the same thing, it is a different product that does not meet your only requirement.

And refuse to skip the maintenance diligence because the building looks finished. Ask for the corpus balance, the monthly charge, the last two years of association minutes and any pending structural work. In new construction those risks are the builder's. Here they become yours on the day you sign.

WHAT REPLACES RERA: The risk does not vanish. It changes owner.
